    Chennai: FSI for commercial buildings increased from 1.5 to 2.0

    This would result in substantial jump in the FSI of commercial properties on 60 feet road from 2.8 to 4.87 including the premium FSI, given that it adheres to the other development regulations of the Chennai Metropolitan Development Authority (CMDA).

    The housing and urban development department has issued an order to effect the revision in FSI for commercial buildings including hospital and IT buildings.

    Accordingly, the FSI non high rise buildings (structures not exceeding stilt + 5 floors upto 17.25m. in height) will have raised to 2.0, while the high rise buildings that are over and above five floors can have an FSI of 3.25.

    The order further said that FSI for non multi-storied developments with dwelling units size less than 75 square metres (around 808 square feet) along MRTS alignment would also be amended in view of FSI for residential developments for non multi-storied building has been fixed at 2.0.

    The government order also said that the move is following a draft proposal by the member secretary of the CMDA seeking the housing and urban development department to increase FSI for commercial constructions as it was done for residential buildings. But, the revision in FSI for commercial constructions will not be applicable in ecologically sensitive areas such as Aquifer recharge Area, redhills catchment area and coastal regulation zone, the order further added.
