    Tamil Nadu govt fixes uniform FSI of ‘2’ for residential buildings

    A government order dated 26-10-2018 and issued by housing and urban development secretary S Krishnan said the government has examined the proposal of the Chennai Metropolitan Development Authority (CMDA) and decided to accept the proposal with certain modification considering the relevant aspect such as per capita land availability and present FSI norms in Chennai, other Indian and global cities, besides the impact of lesser FSI on city and housing for low income people.

    The CMDA member secretary had sent a draft amendment proposal to the government to increase 0.5 FSI and increase the premium FSI of second master plan for Chennai Metropolitan Area, 2026.

    Accordingly, the maximum FSI is 2.0, which is a raise by 0.5 and it comes with retrospective effect from October 1, 2018. However, the increase in FSI will not be applicable in ecological sensitive areas such as Aquifer Recharge Area, Red Hills Catchment Area and Coastal Regulation Zone, the order added.An identical order has been issued for areas falling under the purview of the Commissioner of Town and Country Planning, covering the rest of Tamil Nadu regarding increasing the FSI.
